Kings Beck Barn Access Statement

Introduction
Kings Beck Barn is a detached four bedroom converted barn that sleeps up to 10 guests.  The barn is located at the end of a quiet, man-made gravel drive in the village of Colby in North Norfolk.

There is a parking area to the side of the barn for up to four cars and a secure garage for one car.  Additional parking can be arranged where necessary.  There is a fenced garden that circles the barn with two terrace areas for outside eating.

We aim to meet the needs of all of our guests, however, due to the nature of the property this can make access for guests with limited mobility difficult and the house is unsuitable for wheelchair users.

Kings Beck Barn
Kings Beck Barn sleeps up to 10 in 4 bedrooms, plus a cot.  The porch, WC, utility room, kitchen, snug/family room, main lounge/dining room and one bedroom with en-suite shower room are located on the ground floor.  A master bedroom with en-suite shower room and another two bedrooms and family bathroom are located on the first floor.

There are two steps leading from the kitchen down into the snug/family room and the kitchen ceiling height is 7ft 2”.

Pre-arrival

  • Kings Beck Barn is located at the end of man made drive which can be accessed by car.
  • The car park is gravel and there is a downward slope leading to the front door.
  • The village of Aylsham is 3 miles away.

  • The managers of Kings Beck Barn can be contacted by telephone, post or email.
  • The Barn has oil fired central heating & under floor heating and a large hot water tank, guests are able to control the timing of these.
  • There are a duck down and feather pillows. The duvets are hollow fibre, with quality 100% cotton bed linen and towels.
  • All beds have mattress and pillow protectors.
  • The house is strictly non-smoking.
  • There are mains smoke detectors and a fire procedure in place.
  • Spot lights are used in the porch, kitchen, snug/family room, en-suites and one bedroom.

Arrival and car parking facilities

  • Please be advised that arrival time is 4pm onwards.
  • Directions to the barn will be emailed to you in the week leading up to your arrival. This can also be sent by post upon request.
  • The key can be collected from a key-safe on the garage door.  The code for the key-safe will be sent to you along with the directions.
  • The car park provides parking for up to 4 cars and another car can be parked in the secure garage.
  • There are two security/sensor lights that provide lighting for the car park.
  • You can unload outside the barn in the parking area.
  • There is a gravel sloped path leading from the car park to the barns entrance.
  • Further motion sensor lights provide light for the path to the front door.

Entrance to the Property

  • The front door is 1160mm/41.5ins wide.
  • There is one step (180mm/7ins) to the front door.
  • The internal porch light will be left on during the winter months to assist your entry.
  • The floor covering in the porch & kitchen is wood laminate.
  • On arrival there will be a welcome supply of coffee, tea bags, fresh milk and sugar.  A bottle of wine will be left chilling in the fridge and there will be fresh flowers in vases within the barn.
  • We have a comprehensive information folder and plenty of leaflets on local attractions.

Ground Floor
Porch

  • The porch has under floor heating with a wood effect Kardean/ laminate flooring.
  • The lighting is spot lights
  • There is a fire extinguisher located in the porch
  • The first aid bag is located on the coat hook in the porch

Cloakroom

  • The cloakroom has under floor heating with a wood effect Kardean/ laminate flooring.
  • There is a wash basin with lever taps
  • There is a WC – the seat height of which is 400mm.

Kitchen

  • The door openings to the kitchen from the porch & the lounge/dining room are 820mm/32ins wide.
  • The kitchen has under floor heating with a wood effect Kardean/ laminate flooring.
  • The kitchen has an electric range cooker, fridge/freezer, full sized dishwasher, microwave, kettle & toaster.
  • There is an island with breakfast bar & breakfast stools.
  • The worktop, sink and range hob are 930mm/36.5ins high.
  • There is enough crockery, cutlery and glasses for 10 guests.
  • Tea towels, oven gloves, apron, and cleaning products are provided.
  • There is a blind to the main kitchen window.

Family Room

  • There are two steps down from the kitchen to the Family room, the first of which has a drop of 200mm/8ins, the second step has a drop of 220mm/9ins.
  • The family room has under floor heating with a wood effect Kardean/ laminate flooring.
  • The family room has a sofa & two tub chairs with non-feather cushions.
  • There is a LCD Panasonic Freeview TV with remote control, subtitles and a DVD player.
  • There is a table football.
  • There is an external door leading from the Family room which is 800mm/31.5ins wide with a 140mm/5.5ins drop.  This leads to a terrace covered with Indian sandstone tiles.
  • There are floor length curtains to the door and window.
  • The room is lit by spot lights

Utility Room

  • The door opening to the utility room from the kitchen is 820mm/32ins wide.
  • The utility room has under floor heating with a wood effect Kardean/ laminate flooring.
  • The worktop is 920mm/36ins high.  There is a sink with lever taps.
  • There is a standard washing machine and tumble drier.  Both are front loading.
  • The room is lit by spot lights
  • The controls for the Hot Water and Heating can be accessed in the cupboard located on the right in the Utility room.
  • The utility room contains the Hoover, Mop & Bucket and Iron & Ironing Board.

Lounge/Dining Room

  • The lounge/dining room is located on the ground floor with level entry from both the kitchen and a ground floor bedroom.
  • The door opening to the lounge/dining room from the kitchen and bedroom are 820mm/32ins wide.
  • The lounge/dining room has under floor heating and radiators with a wood effect Kardean/ laminate flooring.
  • The lounge/dining room has a solid oak dining table with legs on each corner, 670mm/26.5ins from floor to lowest point of table (underspace) and is 790mm/31ins high.  There are ten solid oak chairs (which slide on the floor when pulled out) the seat height is 500cm/19.5ins.
  • The seating area has two leather three-seater sofas and two leather armchairs with non-feather cushions.  There is a large oak coffee table.
  • There is a Plasma Panasonic Freeview TV with remote control, subtitles and a DVD player.
  • There are fully lined curtains for the main window and a roman blind covering the glass panelled door.
  • Lighting is natural daylight with a ceiling light, table lamp and floor lamp around the room.
  • There is a large wood burning stove within this room & wood is provided between the months of November through to March.
  • All furniture within this room is moveable.
  • The exit door from the lounge to the terrace/patio is 1190mm/47ins wide with a step drop of 140mm/5.5ins.

Ground Floor Double Bedroom

  • There is one bedroom located on the ground floor with a super king size bed (6ft), two bedside tables, two bedside lamps, chest of drawers, wardrobe and chair.
  • Furniture can be easily rearranged.
  • The bedroom is carpeted and the lighting is natural day light and spot lights.
  • The two large windows have fitted fully lined roman blinds.
  • There are two wall mounted radiators.
  • The door opening to the en-suite is 820mm/32ins wide.
  • There is an en-suite shower room with enclosed power shower with step up into shower (230mm/9ins), WC, towel rail, hand basin with lever taps & with a mirror and light with shaver socket over.  The en-suite flooring is linoleum.
  • The en-suite lighting is spot lights.

Hall, Stairs, Landings & Passageways

  • There are 12 carpeted stairs up to the first floor with a banister handrail on one side only.  The first step is 240mm/9.5ins, the rest being 190mm/7.5ins with a width of 820mm/32ins.
  • The hall, stairs and landing are well lit using a combination of ceiling and spot lights.
  • There is a large landing with balcony looking over the lounge.  The landing has fully lined curtains and one roman blind.
  • The landing/corridor is 1540mm/60.5ins wide.
  • The floor covering is short pile carpet.
  • There are two steps down leading from the landing to the fourth bedroom and family bathroom.

Bedroom 2 (Right of the stairs)

  • With a super king size bed (6ft), two bedside tables, two bedside lamps, chest of drawers, wardrobe, full length mirror and chair.
  • Furniture can be easily rearranged.
  • The bedroom is carpeted and the lighting is natural day light and two ceiling lights.
  • There is one large window with fully lined floor-length curtains.  A slit window has a fully lined roman blind and the other high window has a fully lined roman blind with a breakable chain.
  • There are two wall mounted radiators.
  • There is an en-suite shower room with enclosed power shower with step up into shower, WC, towel rail, hand basin with lever taps & a mirror and light with shaver socket over.  The en-suite flooring is linoleum.
  • The en-suite lighting is spot lights.

Bedroom 3 (First Left in Corridor)

  • With 2 x 3ft zip & link beds to make a 6ft double or as standard singles plus an additional 3ft single bed.  There are two bedside tables, two bedside lamps, a chest of drawers, a wardrobe and full length mirror.
  • Furniture can be easily rearranged.
  • The bedroom is carpeted and the lighting is natural day light and two ceiling lights.
  • There is a window with fully lined roman blind with a breakable chain.
  • There are two wall mounted radiators.

Bedroom 4 (Second Left in Corridor)

  • With 3 x 3ft beds.  There are two bedside tables, two bedside lamps, a chest of drawers, a wardrobe and mirror.
  • Furniture can be easily rearranged.
  • The bedroom is carpeted and the lighting is natural day light and one ceiling lights.
  • There is one large window with blackout lined floor-length curtains and the other window has a blackout lined roman blind with a breakable chain.
  • There are two wall mounted radiators.

Family Bathroom

  • With a bath with lever taps & middle click-clack plughole, with overhead power shower and protected glass bath screen.  There is a WC, towel rail, hand basin with lever taps & a mirror and light with shaver socket over.
  • The en-suite flooring is linoleum.
  • The lighting is natural daylight with a bathroom light.
  • There is a fully lined roman blind on the window which has obscure glass.

Outside

  • There are two patio/terrace areas.  One has an outside table with six chairs and the other an outside table with 4 chairs. The garden furniture is easily moveable.
  • There is a large charcoal BBQ
  • There is a stepped lawn and flower beds
  • There is outside lighting with seven motion sensor lights.
  • To the front of the property is the parking area with a lockable garage.
  • There are two grass areas one on the South side of the barn and the other on the North side of the barn.

Departure

  • Check-out is strictly by 10am.
  • Keys are to be left in the key safe with a scrambled code on departure.
  • You are asked to leave the house clean and tidy, any unreasonable additional cleaning required may be charged for.

Additional Information

  • Pets are welcome.
  • All areas in the cottage have good colour contrast between the floor, doors & walls.
  • Mobile phone reception is reasonable.
